Difficulties paying for the major works?

If you are having difficulty paying for major works there are a number of options that may be available to you.

They are:

Discretionary capping scheme – under Government directives issued in 1997, we have the discretion to limit major works recharges for both Government-funded and conventionally funded schemes at £10,000 for certain leaseholders who qualify.

Service charge loan - the Housing (Service Charge Loan) Regulations, 1992 says that we have to provide a service charge loan to help people pay for large bills.  There are certain criteria that you will have to meet to be eligible

Voluntary charge – if you are unable to pay your major works invoice and are not eligible for any of the other methods of payment assistance you may be eligible to have a voluntary charge put on your property.  The charge is registered through the land registry and means that the outstanding debt is secured against the value of your property. The charge must be fully repaid in the event of a sale of your home. In the event of the death of the eligible leaseholder the remaining leaseholders, assignees or inheritors will be liable to pay the outstanding charge
