Gas safety
If maintained well gas appliances are normally
perfectly safe. If you don't look after them properly they can
become deadly for you, your family and your neighbours.
- leaseholders must make sure their gas appliances are
checked every 12 months to make sure they are working correctly and
safely. Gas

- don’t use gas appliances that you know or think are unsafe
- don’t block any ventilation or flues needed for gas appliances
to work safely
- don’t do work on gas appliances or pipes yourself. By law,
anyone doing gas work must be trained to do it safely. The easiest
way to be sure of this is to only use ‘Gas Safe’ registered
engineer
- Always use a ‘Gas Safe’ registered contractor to install and
service your gas cooker and fire.
What happens if I have a gas
leak?
Leaking gas can cause an explosion. If you
smell or suspect a gas leak, report it immediately to the National
Grid on 0800 111 999.
- turn off the gas supply at the main gas meter if this is in
your property
- open the doors and windows
- do not switch anything electrical on or off, including the
lights, as this could cause an explosion
- do not smoke, strike matches or light candles

Gas safety for leaseholders
In partnership with our new repairs contractor, Mears, we are
continuing to offer a gas safety service to leaseholders. Mears
will check your boiler and gas appliances for a reduced price of
£51.93. And you get the peace of mind of having a trusted Gas
Safe-registered professional checking your appliances.
Your gas appliances, including your gas
boiler, oven, hob and gas fires should be serviced according to the
manufacturer’s guidelines (at least once a year) by a Gas Safe
registered engineer. It is your legal obligation to have your gas
appliances checked annually if you have tenants in your property.
Gas appliances that are left unchecked could be dangerous
and leaking carbon monoxide.
